Loan Parameters:

  • Loan amounts from $500,000 to $2 million
  • Terms from 6 to 36 months
  • interest rates from 8% to 12%
  • Repayment terms tailored to your project but generally monthly I/O

Underwriting Parameters:

  • Max LTV/LTC – 90%
  • Min DCSCR – 1.10
  • Non-recourse (except carveouts) – secured through pledge of equity on Pref & Mezz
  • Bridge financing secured through First Mortgage lien

Fee Structure:

  • Application/Underwriting Fee – $7,500
  • Third party costs deposit – $15,000
  • Origination Fee: 1%
  • Exit Fee: 1%
  • Borrower pays lender legal & all 3rd party costs
